I feel bad for ppl that live here Cony is the worst manager I've ever met in my life she is rude she is no nice to people she forgets that she eats for the people who live in the community they need to fired her and find a real person to work her position and on the summer they have and old and a very fat ladies that work the life guard position I'm sure they can't even swim and Cony has a rule at the pool YOU NEED TO WEAR A SWIMMING SUIT and the 2 ladies are wearing sweat pants. Very disappointed
Second, while you live here you will be bombarded with letters from the park management to make tiny repairs to your home. Many people have complained about this. I even received a letter in December to remove a bucket of ice melt salt from my deck. Management is abusive. I was actually banned from the swimming pool because I went inside the clubhouse to play pool (billiards), about thirty feet away with windows where I could see the swimming pool, while my ten year old kid was in the pool with a supposedly trained lifeguard (Pat) watching her.
Moving here will be an enormous financial loss for you. First, you will need 20% of the property value as a down payment, because banks and credit unions do not like to lend to mobile homes. I had a 714 credit score and I had to put down $8000 to buy a $45000 home. Second, once you are here you will have to pay for dozens of repairs to your home, as it will require a deck and skirting and new wiring and plumbing as the park does not provide anything but the land. Most of the sewer pipes are from the 1970s so they need to be replaced or you will have a septic issue in your new home.
Great place to live, everything is close, but the old women that run the place are bitches. And the rent keeps getting raised every year but they do nothing to the park, the residents do all the work.
It's a nice mobile home park. But all the speed bumps are aggravating and hard on your vehicle if you don't see them in time. They've painted the tops of them instead of the sides so you cant see on approach. Not much good to see the tops as you drive over them.
Third, when you are ready to leave the park will charge you 15% of the sale price of your home as a sales fee. So you will need to raise your price 15% over the amount needed to pay off the mortgage, which means nobody will pay the amount. So you have to wait the 90 days until their exclusive sales period is up and then you can drop the price and sell it. You will not get a buyer unless you then lower the price to about half of what you paid. Since mobile homes are actually considered vehicles, they depreciate about 10% per year (not kidding). So after five years your home has lost half its value. You will need a cash buyer, as nobody can get a loan without a 700+ credit score and 20% down, and anyone with that money would just buy a real house anyway.
